Welcome to Dover Square HOA Homeowners Association

                                            DOVER SQUARE RULES AND REGULATIONS  


  Pursuant to the Dover Square Covenants, Conditions and Restrictions (Article 6 Sections 1-15) and By-Laws, the Board of Directors has passed the following list of rules. Violation of the rules may result in fines.    

  1.  All units are to be used for single-family residential purposes only.    

  2. No fences, walls, hedges, or any improvements or structures of any type may be erected.  Movable or decorative items, including swing sets, playground equipment, portable swimming pools, lawn furniture, statues, bird baths, or animal feeders shall not be placed on your property without prior written consent of the Board.    

  3. No outbuildings are allowed. No trailer, tent, carport, detached garage, or other outbuildings may be erected on any portion of the Community at any time, either temporarily or permanently.    

  4. No sign of any kind, except for (1) For Sale or For Rent sign of not more than 2 feet by 2 feet, shall be erected by any owner without prior written consent of the Board.   

  5. Garage sales are prohibited.  One Estate Sale may be permitted with prior written permission of the Board.    

  6. No owner or occupant may park a boat, boat trailer, camper, truck, van. motorcycle, the unit vehicle on any portion of the community other than in the garage/driveway which is part of the unit.  

  7. Parking on the street within the community is prohibited, except for Emergency and guest parking.   

 8. Parking or driving any vehicle on the grass in front of the unit, including the area between the sidewalk and street is prohibited.  Doing so may damage underground sprinklers.   

 9. No vehicles may be parked in unit driveways so as to impede the use of the sidewalk.    

10. No inoperable vehicles of any kind shall be allowed to remain on any portion of the property other than in the owner’s closed garage.    

11. Garage doors must remain closed at all times, except for necessary use, ingress, and egress.     12. No animals, livestock, or poultry of any kind may be raised or bred on any part of the property. Except: No more than (2) dogs, cats, or other household pets may be kept by an owner, in his/her unit, provided they are not kept, bred, or maintained for any commercial purpose and do not endanger the health of or unreasonably disturb the occupants of any other units.   

 13. No pet enclosures may be erected, placed, or permitted to remain on any property.           14. All pets must be restrained by a leash and under control of a competent person when outside the unit of the owner or resident.    

15. All pet droppings must be picked up.    

16. Any pet which endangers the health of any owner or resident of the community, or creates a nuisance or unreasonable disturbance, must be permanently removed.   

 17. Any portion of an interior window covering that is visible from the exterior of the dwelling shall be white or off-white in color and may not be of a reflective material.    

18. All windows on the same level as the front entry door and/or are visible from any street, shall have interior window covers that meet the requirements in rule #17.      

19. No outdoor clothesline is permitted on any unit.  

 20. All rubbish, trash, and garbage must be regularly removed from every unit. No such material shall be kept or stored, either temporarily or permanently, on the outside of any dwelling.   

 21. It is the responsibility of each owner to prevent the development of any unclean, unhealthy, unsightly, or unkempt condition on their property.   

 22. No noxious or offensive activity shall be carried on or upon any unit, nor shall anything be done to cause excessive noise, embarrassment, discomfort, annoyance, or nuisance to any person owning or using any property adjacent to the unit.   

 23. The pursuit of hobbies or other activities which would cause disorderly, unsightly, or unkempt conditions, shall not be undertaken in any part of the community.    

 24. Every unit owner will be required to paint the exterior of their unit every ten (10) years. All units in the building must be painted the same color including the doors and shutters. The color and type of paint must be approved by the Architectural committee and agreed upon by all of the owners in the building.     

25. NO exterior construction, addition, change, or alteration shall be made unless and until the plans and specifications showing the nature, kind, color, height, materials, and location have been submitted in writing to and approved by the Board. The process begins by completing a Construction Project Approval Form and submitting it to the Architectural Committee.    

 26. Five (5) units may be leased at any time. Owners wishing to lease their unit must notify the Board and they will be added to the wait list. Leases must be for a term of not less than one year and units shall only be leased in their entirety. When there is any availability, the owner will be notified and will have 90 days to lease the unit or the next person on the wait list will be given the opportunity. (Article 11, Section 2)
